Some homes are simple to price. There is a similar sale down the street, a familiar price per square foot and a reasonable range. 11935 E Buckskin Trail was not one of those homes.
The Property
The custom estate sits on 3.26 acres within an exclusive 11-parcel gated community in Scottsdale. The main house offers five en-suite bedrooms and an office, and a 1,200-square-foot casita adds two more en-suite bedrooms with its own kitchen and living area.
What set it apart was the space for vehicles. The property includes a 25-car garage and an attached, temperature-controlled 6,100-square-foot RV garage and shop with four 16-foot industrial-grade doors and a loft. Out back, a 70-foot bridge leads from the patio to an 800-square-foot pool with a spa.
Why the Comps Fell Short
Comparable sales show what similar homes have sold for. Very few Scottsdale homes offer this much room for vehicles, so the usual comparisons said little about what the right buyer would pay for it. The value was real. It would only show up in front of a buyer who needed what this property offered.
Finding the Buyer
Our marketing reached a buyer who would be coming to Arizona for the Barrett-Jackson event. After seeing the property, he called us and made it clear: he wanted the home.
He flew to Arizona and purchased it for $8.5 million.
What It Means for Sellers
When a home is truly unusual, pricing it from the comps alone can leave its best buyer out of the conversation. The work is knowing who the property was built for and making sure the marketing reaches that person, wherever they are.
