Troon North Luxury Real Estate
Troon North brings together luxury residences, golf-course properties, custom homes and dramatic Sonoran Desert surroundings in one of North Scottsdale's most recognizable golf-oriented communities.
David Newman Partners represents buyers and sellers here with 25 years of Arizona experience — including private and off-market opportunities that are never publicly advertised.
The community
A Distinct North Scottsdale Desert Setting.
Troon North was established around the natural high Sonoran Desert landscape and Troon North Golf Club, in the boulder-strewn terrain below Pinnacle Peak. The result is a community defined less by manicured uniformity than by the desert it was built into — granite outcroppings, natural washes, open desert edges and long mountain views, with gated enclaves and custom residences threaded through them.
It reads as a quieter corner of North Scottsdale, and that setting is part of the value. But the experience is not uniform. Two homes a few streets apart can differ sharply in golf position, elevation, privacy and exposure, and those differences follow the property for its entire life.

Golf and setting
The Golf Experience Is a Major Part of Troon North.
Troon North Golf Club features two 18-hole courses, Monument and Pinnacle, both routed through the natural desert terrain and foothills of the high Sonoran Desert rather than imposed on it. That routing is why golf frontage here varies so much: some holes run wide and open, others thread between boulder formations and desert vegetation.
For a buyer, golf frontage is a real estate decision before it is a lifestyle one. A fairway lot can deliver an uninterrupted green corridor and long views — or errant golf balls, cart-path traffic and afternoon sun straight into the primary living space. The frontage is only as good as its specific position.

Troon North Golf Club is operated independently of any residence. Owning a home in Troon North does not by itself convey golf rights, tee-time access or membership privileges, and current access policies, fees and terms should be confirmed directly with the club.
Homes and land
The Lot Can Be More Important Than the Floor Plan.
Troon North holds custom luxury homes, golf-course residences and gated enclaves, ranging from contemporary desert architecture to Southwest and regionally inspired designs. Interiors, finishes and even floor plans can be reworked by a future owner. Almost nothing else about a property can.
That is why we read a Troon North home from the outside in — elevated position, mountain and Pinnacle Peak views, city lights where the terrain allows, adjacency to natural desert or open space, distance from the road, and what the neighboring properties do to privacy and outlook. A buyer who gets those right can renovate their way into almost anything else.

Property value
Price Per Square Foot Is Only One Data Point.
Two Troon North homes with nearly identical square footage can occupy materially different market positions — one on an elevated lot with a protected desert outlook, the other on a flat interior parcel exposed to the road. Averages flatten that distinction. Buyers and appraisers do not.

Buying
Buy the Location as Carefully as the House.
A listing describes finishes. It rarely explains what it is like to sit on that patio at four in the afternoon, how the golf hole plays past the yard, or what the property will be worth to the buyer who follows you.

Sold off market
Off-market activity depends entirely on owner willingness at a given moment. No inventory, availability or outcome is guaranteed, and no homeowner is obligated to respond.
Selling
Selling Troon North Requires More Than a Scottsdale Comparable.
Positioning starts with the specific enclave, the golf position, the views, the lot, the architecture and the remodel level — then with deciding which recent sales are genuinely comparable and disqualifying the ones that only look similar on paper. Strategic pricing, property preparation and presentation follow, and because a meaningful share of the buyer pool is out of state, the property has to be marketed convincingly long before anyone stands in it.
The rest is execution: qualifying buyers, negotiating offers, and holding the seller's position through inspections, appraisal and contract terms rather than easing off once a contract is signed.
Some Troon North owners prefer a quieter process
- No sign
- No lockbox
- Limited, controlled showings
- Qualified buyers only
- Private outreach
Discretion is not automatically the stronger strategy. When broader exposure is more likely to produce a better financial result — more competition, better price discovery — we will say so. The property and the owner's objectives should decide, not a default setting.
