Contemporary Arizona luxury estate at golden hour with stone walls, glass pavilions and a long pool beneath a desert mountain

Luxury Buying Is About Access, Information and Negotiation.

David Newman Partners helps luxury buyers find opportunities both on and off the market, evaluate properties intelligently, negotiate strategically and protect future equity from the day they purchase.

Access beyond the MLS

Access Goes Beyond What Is Publicly Listed.

Many Arizona luxury owners will consider a sale without ever advertising one. Some value privacy. Some are testing price. Some would move only for the right buyer at the right number. A search limited to the MLS sees only part of the market.

David Newman Partners searches on four levels: current MLS inventory, private opportunities known through long-standing relationships, the agent network that quietly circulates upcoming listings, and direct outreach to specific homeowners when a buyer can identify the street, community, view or property type they want. Most outreach conversations lead nowhere. Some lead to a purchase that was never on the market.

Private inventory is situational — it varies by community, price point and timing, and it cannot be promised. What can be promised is that it will be looked for.

Finding the right property

The Right Property Starts With the Right Criteria.

A search that begins with bedroom count and square footage tends to end in compromise. A search that begins with how a household actually lives — mornings, entertaining, travel, seasons, guests — narrows quickly to a small number of genuinely correct properties.

Arizona luxury value is hyperlocal to a degree that surprises buyers from other markets. One side of a street can hold a protected mountain view; the other can lose it to a future build. One lot sits above the wash; the neighbor sits in it. Community character, elevation, orientation and lot position are not refinements to the search — they are the search.

Property & value analysis

Understand What You Are Buying Before You Decide What to Pay.

Price per square foot is a starting reference, not a conclusion. Two homes at the same figure can differ by millions in lot value, construction quality and what the next buyer will accept. Before an offer, we assemble the evidence that supports — or contradicts — the asking price.

This analysis is where future equity is first protected: the buyer who understands condition, position and resale appeal before offering rarely spends the hold period paying for what they missed.

Negotiation & future equity

Your Equity Starts With What You Buy and What You Pay.

Equity is not created at resale. It is created — or given away — on the day of purchase. A buyer who overpays for a compromised lot, a dated system or an unmarketable floor plan carries that decision for the entire hold period.

Price is the headline; terms are where a transaction is often won or lost. Good negotiation in luxury real estate is quiet and prepared rather than adversarial — sellers respond to credibility, clarity and evidence.

The objective is not simply to win the property. The objective is to make the strongest possible purchase.

Due diligence & new construction

Look Beyond the Finishes.

A large custom home is a collection of complex systems, and a general inspection is only the first pass. Depending on the property, its age and its construction, specialized evaluations may be warranted — the scope should follow the house, not a checklist.

New construction carries its own discipline: the sales agent in the builder's design center works for the builder. Independent representation gives the buyer someone whose only obligation is to them — from lot selection and contract structure through upgrades, milestones and final walkthrough.

When a purchase begins another project, we can connect clients with respected contractors, designers, architects, builders and property managers we have seen perform on Arizona luxury properties.

Client experience

We came from Colorado and found David Newman through online marketing. We called him up and asked him to look at a house. We found it online and went to buy it. At the time of closing, David gave us 50% of the commission back by reducing the price. He said that he did not deserve a full commission because he did not find the house. You won't find too many guys like that. Thank you.
