Estancia Luxury Real Estate
Estancia is one of North Scottsdale's most private luxury residential environments — custom estate properties, a highly regarded private golf club and the natural desert setting surrounding Pinnacle Peak.
David Newman Partners represents buyers and sellers here with 25 years of Arizona experience, including private and off-market opportunities that are never publicly advertised.
The community
A More Intimate North Scottsdale Luxury Environment.
Estancia is a private, gated community built around The Estancia Club and the Pinnacle Peak desert environment. Its character comes from restraint: custom, estate-scale residences placed into boulder terrain and natural desert rather than a repeating pattern of streets, and a community scale that stays deliberately limited compared with the larger master-planned communities elsewhere in North Scottsdale.
That intimacy is what most owners are buying, and it makes generalizations useless. Estancia is not a market you can price from an average — it is a collection of individual properties whose value is set by the land beneath them and the outlook in front of them.

The club
A Private Club at the Center of the Community.
The Estancia Club is a private, member-owned club, and membership is by invitation only. It sits at the social center of the community rather than at its edge, which is part of why daily life here feels contained — golf, fitness, wellness and dining within the gates, and the desert immediately beyond them.
For most owners the club is a meaningful part of the appeal. It should still be evaluated as its own decision, on its own terms, alongside the property itself.

- Heated 25-meter pool

Club membership and real estate ownership are separate considerations. Purchasing a home in Estancia does not by itself convey membership, and current membership requirements, terms and availability should be verified directly with The Estancia Club.

Golf, homes and land
Golf Position and Pinnacle Peak Views Can Change the Property.
Estancia's 18-hole championship course was designed by Tom Fazio and routed through the natural desert below Pinnacle Peak. Homes here range from custom desert-oriented estates to contemporary renovations of earlier residences, and the strongest of them are built around a specific view, elevation or piece of terrain rather than a floor plan.
Finishes, kitchens and even layouts can be rebuilt by a future owner. Elevation, orientation, privacy, the neighbor's rooftop and the angle of the fairway cannot. We read a property from the land first and the house second.

Property value
The Details Matter More at the Highest End of the Market.
Price per square foot is only one data point. Two Estancia homes of similar size can hold very different market positions — one on an elevated parcel with a protected Pinnacle Peak outlook and true privacy, the other correct on paper and compromised in every way that a buyer feels standing on the patio.
At this level, the buyer pool is small, informed and unhurried. The details are the market.
- Lot position
- Pinnacle Peak views
- Golf-course position
- Privacy
- Elevation
- Architecture
- Construction quality
- Remodel quality
- Property condition
- Outdoor living
- Surrounding properties
- Current competing inventory
Buying
Buying in Estancia Requires Property-Level Judgment.
With a limited number of properties changing hands, the decision is rarely about which of several similar homes to choose. It is about whether this particular property, on this particular piece of land, is worth what it is asking.
Property & Lot Intelligence
Views, privacy, golf position, orientation and the characteristics of surrounding homes — read on site, not from a listing.
Property & Value Analysis
Comparable sales, property condition, remodel quality and long-term resale position.
Protecting Future Equity
Negotiating with purchase price, lot quality, architecture and marketability in mind rather than replaceable finishes.
Private & Off-Market Access
Exploring Estancia opportunities that may never be publicly marketed, through agent and client relationships.
Direct Homeowner Outreach
When a buyer identifies a specific Estancia property or property type that is not for sale, approaching those owners discreetly when appropriate.

Sold off market
Off-market activity depends entirely on owner willingness at a given moment. No inventory, availability or outcome is guaranteed, and no homeowner is obligated to respond.
Selling
Selling Estancia Requires More Than Luxury Photography.
Strategy begins with an honest read of the property — lot and view, golf position, architecture, remodel level and condition — then with the buyer most likely to want exactly that, and the inventory competing for their attention. Pricing, preparation and presentation follow from that read, not the other way around, and because much of the buyer pool is out of state, the property has to be marketed convincingly long before anyone walks it.
The rest is execution: qualifying buyers properly, negotiating offers, and holding the seller's position through inspections, appraisal and contract terms instead of easing off once a contract is signed.
Privacy matters more to some Estancia owners than to others
- No sign
- No lockbox
- Limited, controlled showings
- Qualified buyers only
- Direct buyer and agent outreach
Discretion is not automatically the stronger strategy. When public exposure is more likely to produce the strongest financial outcome — more competition, better price discovery — we will say so, and the owner's objectives decide from there.

Estancia questions
Questions Buyers and Owners Ask
Where is Estancia?
Estancia is a private, gated luxury community in North Scottsdale, Arizona, set in the high Sonoran Desert around Pinnacle Peak.
Who designed the Estancia golf course?
The 18-hole championship course at The Estancia Club was designed by Tom Fazio.
Does buying a home in Estancia automatically include club membership?
No. The Estancia Club is private, member-owned and invitation only. Membership is a separate consideration from real estate ownership, and current requirements should be verified directly with the club.
What affects Estancia home values?
Lot position, Pinnacle Peak and desert views, golf-course position, privacy, elevation, architecture, construction and remodel quality, property condition, outdoor living and the inventory a home competes against at that moment.
Are there off-market homes in Estancia?
Private and pre-market opportunities do arise, but they are situational and availability changes constantly. We explore them through agent relationships, existing client relationships and direct homeowner conversations.
Can I sell an Estancia home privately?
Yes. Owners can pursue a full-market sale, a private off-market process, or a hybrid approach that begins quietly and expands if needed. Each carries trade-offs between exposure and discretion, and neither is universally better.
